Exterior painting
Tower facades, podiums, parapets. Weather-grade systems, scaffolded execution, finish guarantee.
High-rise facades in Mumbai fail in two ways — UV bleaching of the topcoat and monsoon-driven water ingress through hairline cracks. Our exterior specification answers both: an alkali-resistant primer, a crack-bridging intermediate where the substrate demands it, and a silicone-modified acrylic or pure silicone topcoat depending on orientation and exposure. Surface preparation is depth-checked before a drop of primer — loose plaster is opened back to sound concrete, cracks are routed, and chalking is water-washed until the runoff clears. Scaffolding is pipe-and-fitting with daily inspection logs, and every elevation is signed off at primer, intermediate, and finish stage. The system is specified to hold colour and film integrity through seven to ten monsoons without a touch-up.
Interior painting
Residential and commercial interiors with the finish surface a buyer notices first.
Interior work is judged by what a buyer sees in grazing light on a walkthrough — waviness on walls, patchy sheen, a mitre that does not meet. We prepare interior surfaces to a skim finish, not a rolled finish: two coats of putty, hand-sanded between coats to 240 grit, inspected under raking LED before primer. Finish coats are low-VOC acrylic emulsion applied in continuous wet edges so roller stipple is consistent on every wall of every unit. Trims, doors, and frames receive their own schedule — degreased, sanded, lacquered — so the surfaces that fingers actually touch hold up to five years of ownership. Dust control is sealed off between floors so delivered units do not absorb the adjacent slab.
Texture & decorative finishes
Roller textures, stone finishes, lime washes, metallics — specified to brief.
Decorative systems are the hardest surface to repair when they go wrong, so we sample on site before signing the specification. A one-square-metre mock-up is laid on the actual substrate under the lighting the wall will live in, and the client signs the mock-up itself. We run roller and trowel textures, Venetian and tadelakt-style lime washes, stone-aggregate finishes, and metallic glaze coats — each with a defined tool, a defined open time, and a named applicator. Batch codes on tinted material are recorded elevation-by-elevation so any future touch-up returns to the same dispensing recipe. Nothing leaves the site without a reference swatch filed with the facility manager.
Waterproofing & leak treatment
Terraces, balconies, bathrooms, external walls. Diagnosed at source, sealed for the monsoon.
Ninety per cent of the leaks we are called to trace originate in four places — terrace-to-parapet junctions, chajja drip edges, balcony thresholds where the outer slab meets the room floor, and copings where the original mortar has debonded. We diagnose at source before quoting: ponding tests on terraces, moisture-meter traverses on internal walls, and endoscopic checks through coring where the path is hidden. Treatment is layered — substrate repair, polymer-modified bonding slurry, a bitumen or polyurethane membrane depending on the detail, and a UV-grade topcoat that takes foot traffic where required. Warranties run five to ten years against ingress, backed by inspection visits through the first two monsoons.
Tiling
Flooring, dadoes, lift lobbies, podiums. Layout, levelling, grouting, polish.
Tiling is a layout problem before it is a fixing problem. We set out from the principal sightline of each space — the door one enters through, the lift lobby axis, the podium centre — so cuts land on the hidden edges and full tiles face the visitor. Substrates are screeded to level within two millimetres across three metres before the first tile is buttered, and tiles are laid in polymer-modified adhesive with back-buttering on anything above three hundred millimetres on a side. Grout lines are set by spacers of a specified width, cleaned within the open time, and sealed where the space demands. Polished finishes receive a final diamond-pad pass and a penetrating sealer before the area is opened.
Electrical fittings & repair
Switchgear, fixtures, common-area lighting. Done in coordination with painting and finishing.
Electrical finishing runs in the same sequence as paint and plaster so nothing is cut into a finished wall. Switch boxes are set plumb and flush before putty, conduits are pressure-tested before concealment, and circuit labelling is verified against the drawing before the final plate goes on. Common-area lighting is specified for maintenance access first and aesthetics second — driver location, lamp replacement clearance, and IP rating for lobbies exposed to driven rain. Every circuit is loop-tested, polarity-checked, and insulation-resistance-tested before handover, with readings filed on the project record. Licensed wiremen only, under a supervising contractor with a valid electrical licence.
Plumbing
Wet-area renovations, drainage, fixture replacement. Tested before close-out.
Plumbing sits under tile and inside ducts — the places that cost the most to reopen, so we test before we close. Supply lines are pressure-held at working pressure for twenty-four hours before tiling starts, drainage runs are ball-tested for fall and smoke-tested for joint integrity, and every concealed valve is logged against an access-panel location that will survive the finishing trades. Wet-area renovations begin with full stripping back to structural slab, waterproofing of the tray, and a fresh slope screed before any fixture is set. Fixtures are fitted on bedding compound, not silicone alone, and commissioning runs every tap and drain under flow for ten minutes before sign-off.
Windows, balconies & MS grills
Surface preparation, anti-corrosion treatment, finishing. Including high-traffic and high-rise grills.
Mild-steel grillwork on a coastal high-rise fails within three years if it is simply painted rather than treated. Our process strips existing coatings back to bare metal by mechanical wire-brushing or shot-blast where access allows, arrests active corrosion with a phosphoric-acid-based rust converter, and rebuilds the coating stack — zinc-rich primer, an MIO intermediate on exposed elevations, and a polyurethane topcoat that holds gloss through salt air. Balcony railings are tested for fixity before work begins, and any anchor showing movement is reset in non-shrink grout. Window frames receive matched treatment on both faces so the concealed side does not corrode outward through the reveal.
Gardens, fences & external works
Compound walls, fences, garden furniture, podium landscaping touch-ups.
External works close the loop on a finished property — a tower reads well only if its compound wall, gate, and podium edge read with it. We repaint compound walls on the same exterior specification as the facade so the frontage ages as one piece, recoat garden steel furniture with the same anti-corrosive schedule used on balcony grills, and resurface podium landscaping edges where foot traffic and planters have abraded the finish. Fencing is checked for post fixity and rail straightness before cosmetic work, because painting a bent fence twice costs more than straightening it once. Everything ties into the AMC so the front gate does not drift out of step with the building behind it.
Shade consultation & rendering

The consultation begins on site. We walk the building in daylight and at dusk, read its orientation, register the neighbouring facades, and agree a brief with whoever is signing — developer, society committee, or homeowner. A shortlist of shades is drawn from that reading, and each shade is rendered onto photographs of the actual building, not a generic template, so the client sees their tower in their light. Every render is paired with a full quotation — system, coats, scaffold duration, timeline, and warranty — so the colour decision is also the commercial decision. Iteration is open-ended and costed into the consultation, not the project. No scaffold goes up, no primer is opened, and no labour is mobilised until the client has signed off the final render and the matching quotation.
